After the settlement of an established postwar in Eastern Heights it was decided to build a second dwelling in the backyard.
There were several reasons why the owners had bought this particular house. As the owners were entering their twilight years they wanted to downsize their respective homes; have something that didn’t have a lot of stairs to climb; be close to public transport (the local bus service is literally at the front fence!); close to shopping facilities, medical and specialist services; be within walking distance to parks and the shops; reasonably flat land; rear yard access on both sides of the house; situated in a mainly owner occupied and well established area; and still have a manageable but low maintenance sized yard (716m2).
The mature age owners wanted independent living arrangements and so to be able to buy a reasonable postwar at just over $200k with the ability to be able to put an independent, stand alone “Auxiliary Dwelling” or Granny Flat was a bonus! This was a much more cost effective strategy than say for example purchasing a larger block of land ($200,000), doing a full sub division ($60,000) and then having to build 2 x new dwellings ($300,000) = $560,000 !
At a purchase price of $215,000 + $100 – 110,000 for the granny flat it makes it very cost effective = $315,000.
The end result is still the same : 2 x stand alone dwellings.
