Ipswich Property Investment Case Study : Marburg
Another great story in the making for Ipswich & Logan Granny Flats, the largest builder of Granny Flat in SE Queensland …
OVERVIEW :
- Vacant residential block purchased February 2013
- Purchase price – $165,000
- Rear lot from Edmond Street Marburg
- 2,496m2 block sitting on top of the hill overlooking a valley to the north
The original plan for this property was to remove the current family home, a very large original highset queenslander from Ipswich and relocate it to Marburg, a rural village just outside Ipswich.
There’s an approved DA to relocate the home, but from a finance point of view it’s going to be done in stages. So rather than have a vacant block of land sit there idle it was decided to build a granny flat, at least that way it could potentially be rented out and be a tax deduction.
The DA was amended with approvals to now build a granny flat first – it was one of the last to be approved @ 65m2, two bedroom prior to Ipswich City Council reducing the size to 50m2, one bedroom.
Building work has now commenced and on its way.
The owners are very conscious of the heritage and character of the village and the local Ipswich area. There are some things with this granny flat that make it unique, apart from the magnificent view from the stacker doors across the valley : 2700 high ceilings, all timber windows thoughout, timber skirts and architraves, heritage colours and so on …
Russell Wombey, as the resident architect for Ipswich & Logan Granny Flats has created a unique granny flat with full passive solar orientation.
